Tri-Star Estates Manufactured Home Community

I've lived here for 4 years, never really had any issues with anything, I feel like it's safe, clean and the office staff is friendly and helpful, especially Stacy, when I call to make my payment, we talk as if we're actual friends, lol, I'm trying to convince my mom to come on to Tri Star 💜

We have been living here since 2012. Seen the many swings up and down, change in ownerships, people coming and going, office personnel in and out. Since the management team has been set with the community being in the hands of Stratford Estates which is experienced in manufacturing home sites, things have been improving. Rules being enforced more just to clean things up. Parks all updated and new ones built up. Pool is steady and open more strict rules for safety. The best elementary school district. High school is really good too. Our son went from not doing well at all in a failing district and school needing an iep to coming here for 3rd grade on up where he thrived and graduated with honors from hs making us proud. Our daughter being here since headstart and preschool to 4th present and loves it her teachers and friends even needing a little extra help district 53 is on top of it 504/iep proactive protection and support. The bus stop is 3 blocks away and is the only stop enough children from tristar to fill up the bus. Transportation issues for us the district made it key latched door to door for her. Excellent staff and maintenance crew. Always out cleaning up and maintaining the community. Sales staff is wonderful. Property manager and support staff is on point. Understanding of difficult situations and working with you to figure it out. Always fair with things that happen and need attention to and resolve. Always had someone to get us out from being snowed in or assistance with frozen pipes coming in or sewage line. For being disabled and unable to work checked on. Our son is my caregiver as well as his mother when here and in need. Would have been perfect 5 star rating except for pricing. Went from 500 lot rent including sewage in 2012 to 640 no sewage in 23. Losing the sewage contract from aqua. The sewer cost is literally more than the fresh water coming in. Not tristars fault just sticker shock on top of lot rent. I just hope that they would offer discounts for the disabled folks just as they do with the elderly people who are on social security fixed set income. As 2 disabled people here fixed income ssdi. Hard to keep up with everything. Even so it is worth it just becoming outside of that point. Trying to get our son paid for caring for us especially me more involved and we take advantage of all the programs from the state and county for assistance with bills and utilities and link everything we know about we are on. Still definitely recommend highly for anyone looking at moving it is desirable and great place good people who are here to help and keep it sharp. The manufactured homes are spacious and definitely not the stereotypical trash, very nice homes. Only once a year privilege tax depends upon your square footage and garage or deck or screen porch ours about 140 yearly. For sure worth it with the awesome schools. I know I write long reviews hoping it's helpful!

Absolutely beautiful place to throw a party!!! There's a kitchen to prep an serve food! They have a very nice main room with a smaller room attached to the side with a circle walk around (Two doors*) could be used for extra seating or food could also be placed in there on tables. Clean bathrooms! Very clean building. Only down fall kids from the park took it upon them to walk in an use the bathroom an run through the halls. (Had to be asked to leave, gave no problems doing so. I believe the door is made to be locked so that doesn't happen. So that can definitely be avoided that was are fault we unlocked it all the way for family an friends to come an go.
200 hundred deposit. You get back when you leave the place how you found it clean an sanitized. All in all great place!!
Bring your own garbage bags an we just took the bags an threw them away at home.. not sure I'd there was a dumpster we didn't see one lol.

The sales office and park clubhouse are attractive and functional. Craft projects and shows, block parties, bingo and more give residents opportunities to meet and interact.

There are three play grounds within the community. There is an outdoor pool with a community room that you can book for private events. They also host events for all ages as well.
They have been grooming trees and fixing roads as well as installing speed bumps for safety. I have noticed they have put in several new homes. A plus is they care about lawn care and curb appeal so a junker on jacks or a couch in the yard won't fly here. If you own. Your home lower taxes so thats a huge plus. Not to mention the best schools in the district.
With this does come a price. So you have to weigh it out. More expensive than an apartment but less cramped and more freedoms such as Planting flowers, yard, ect. Not as much freedom as owning your own convential house but you wont pay 40k plus in taxes withen 10 years.
As anywhere there are those that move in and think I live in a trailer so I will be trashy because thats the stereo type. That wont fly here. They will get you out based on your own life style.
